From 1 August 2025, Queensland’s Property Law Act 2023 introduces mandatory disclosure requirements for sellers. These obligations aren’t one-size-fits-all. Each property has its own legal profile — and that means disclosure needs can vary significantly.

Why Fixed Fees Don’t Fit Every Property
Some disclosure statements are simple. Others require an extensive combination of documents, searches, and legal analysis. For example, additional time and cost may be required where:
- The property is part of multiple titles or lots
- There’s a complex body corporate structure or layered schemes
- The property is affected by overlays (e.g. heritage, main roads, contaminated land)
- It’s a commercial or mixed-use site with non-standard usage
- Extra searches are requested by your agent or buyer’s solicitor
These factors can significantly affect what is legally required, particularly when preparing a fully compliant Seller Disclosure Statement.
