Seller Disclosure Statement

Fair Fees, Tailored to Your Needs

Customised Disclosure for Every Property

From 1 August 2025, Queensland’s Property Law Act 2023 introduces mandatory disclosure requirements for sellers. These obligations aren’t one-size-fits-all. Each property has its own legal profile — and that means disclosure needs can vary significantly.

At PD Law, we offer fixed fee packages for most standard residential and body corporate properties. However, for more complex or unique properties, a fixed fee isn’t always possible — and here’s why.

Why Fixed Fees Don’t Fit Every Property

Some disclosure statements are simple. Others require an extensive combination of documents, searches, and legal analysis. For example, additional time and cost may be required where:

  • The property is part of multiple titles or lots
  • There’s a complex body corporate structure or layered schemes
  • The property is affected by overlays (e.g. heritagemain roadscontaminated land)
  • It’s a commercial or mixed-use site with non-standard usage
  • Extra searches are requested by your agent or buyer’s solicitor

These factors can significantly affect what is legally required, particularly when preparing a fully compliant Seller Disclosure Statement.

Our Promise to You

Even if your property doesn’t fit our fixed price service, you can still count on:

  • Transparent pricing – We’ll give you a clear cost estimate once we review your property details.
  • Only what’s necessary – We don’t order searches you don’t need.
  • No surprises – We’ll contact you before we incur any additional costs.
  • Compliance assured – Everything is reviewed by experienced Queensland property solicitors.

We make sure you get what you need — no more, no less.
